A HOME INSPECTION BRINGS PEACE OF MIND
Once you have found the home you want and have made a successful offer to purchase, you will have an inspection contingency as part of the contract. This is the Buyer's opportunity to completely inspect the home to become more familiar with its systems and its upkeep. An experienced inspector will become your partner in this learning process. The purpose of an inspection is not to find something wrong with the property but to educate the new Buyer and to determine if there are any safety or priority issues that need to be addressed before the closing.
A home contains six systems that should be inspected: plumbing, electric, energy conservation, structural, heating and cooling, and venting. In addition, the following items, if included with the house, should also be checked: gas, irrigation water, well, and septic system. A home may also be checked for the following that may be of concern to you:
1. Radon 4. Termites
2. Asbestos 5. Soil conditions
3. Lead Paint 6. Moisture in basement or crawl space
There are numerous competitors in the marketplace for this kind of service. Although we cannot be responsible for the several individuals and companies listed below, we do know they have been utilized favorable in the past by other home owners. Each should be happy to provide you with a list of past clients to assist you in making your decision. Prior to making your decision you will want to review each policy carefully as well as consider the reputation of each company. A good inspector will be invaluable to you as you learn more about your new home.
